We’re delighted to be able to offer an exciting opportunity for a private buyer to acquire – at substantial discount – a bespoke luxury home in this highly desirable area on the borders of Surrey and London.
Opportunity to build a bespoke luxury home between Kingston and Wimbledon
What’s on offer is a substantial plot on which we would build a 5000 sq ft luxury home including a basement pool. With the land available at about £1.5 million and a build cost of around £1.7m, such a property would be expected to have a resale value circa £3.5m to £3.7 – thus representing a discount of some £300-500k to the fortunate buyer.
An alternative option would be for us to build a more traditional house of approximately 4000 sq ft above ground at a build cost of £900,000 including original design work. This would have a resale value of £2.8 m, representing a discount of £400k for the purchaser.
In addition, there’s a very likely saving to be made on Stamp Duty Land Tax: going “Design & Build” results in SDLT being paid on only the purchase price of the land, based on £1.5m rather than £3.5m to £3.7m (in the case of the first example) and thus avoiding the 7% band completely. This would give an additional saving of between £170k to £184k – unless the purchase already had a viable SDLT saving scheme.
